I think that viewing Folsom as a bit of an upgrade over Elk Grove isn't unusual at all, and Parkway is one of the nicest developments in Folsom. Regarding Folsom and Elk Grove, City Data statistical information shows about a 20% higher level of income and home value in Folsom, so take that as supplemental information. Well, the original thread starter was asking about a Parkway house vs Elk Grove, so the answer was in the context of the question. parking the car in the driveway/ community parking space. How strict are the HOA rules in the parkway neighborhood esp. Without the solar, how do energy bills run in Folsom for the size of home mentioned above?* I know it depends on the usage but on an average. My concerns/questions:-Which one do we pick? Elk Grove/Folsom-Which city would be easier to rent in, couple of years later or better ROI. We don't mind having a small yard if we are in a great neighborhood that is safe ( I guess parkway is!) and where it's easier for kids and us to make friends.-We'd be looking to find a bigger home in a couple of years and rent this one or sell*based on the market.*- Ideally want to be closer to the freeway if I want to switch jobs in the future (in the Sacramento/Roseville area) ![]() Office is the same distance from both homes.-Have two kids in elementary and would be really interested in putting them in a very good school. Our situation:-I'd work in Rancho (International Drive) and Husband to work from home. Home school would be Folsom hill elementary school. Home built in 2016 with a tiny small yard against a wall (backs a road-not a busy one!). This is a 3Bed/3Bath, two level home (2300sq ft/ roughly 3000 sq ft lot size) and 2 car garage. Today we heard back from one of the agents we put an offer on in the parkway neighborhood that the previous deal fell through and we're the next in line. New community (2018 built) and a smart home with owned SOLAR (smud and PGE area).Closest elementary is rated 6/10.Not many parks close by/walking distance as the area is still developing but close to freeway. ![]() Bigger yard backing a private green belt. It's a 4Bed/3Bath, single story home (2300 sq ft/ lot 6000 sq ft), 3 car garage. Our offer was accepted just two days back for a house in Elk Grove. Folsom was our first choice but we lost in the bidding war a few times and started looking at other cities. We have been looking to buy a house in the Sacramento area for the last few months.
